FACTS / What do we know? What is given?
The project is located at the intersection of 22nd and College, one block north of the University of Northern Iowa in Cedar Falls. The project site is “L” shaped and wraps around small one-story retail building at the corner. College Hill is a neighborhood-oriented business district with retail, restaurants, and a lively student nightlife.
The building code will be 2015 IBC and related. The site is zoned C-3.
The project is generally in line with the established neighborhood and city plans. The city planning process will be initiated with submittals in November 2016.
Total construction budget is to be determined and will be related to the overall building size, construction type, and parking structure.
GOALS / What do we want to achieve + why?
The project seeks to establish a new precedent for denser, mixed-use, off-campus student housing directly adjacent to campus. With other investments in the surrounding blocks, this project will push redevelopment efforts in the College Hill neighborhood forward by LINKING to existing commercial/retail, INITIATING a new residential character, and ESTABLISHING a modern design aesthetic.
CONCEPTS / How can we achieve the goals?
The building will be both an endcap to retail/ commercial development along the west side of College and the start of new, more dense, residential along 22nd street. Because the building will be visible above (and wrapping around) the one-story corner retail building, the design strategy will consider the inside of the “L” as a primary facade.
